What Phase 2 means
Phase 2 covenants are designed around hotel-style operation. Units are generally required to participate in one integrated rental pool and owner use is limited. A common limit is 28 days in summer and 28 days in winter, subject to the wording registered against the property.
How the rental pool works
The hotel operator markets and rents participating suites, then allocates revenue according to the management agreement. The statement may deduct management, housekeeping, front desk, strata fees, Tourism Whistler assessments, furniture reserves, and other operating costs before an owner receives a distribution.
Owner-use details to verify
The headline number of days does not explain booking windows, blackout dates, minimum stays, cancellation rules, maintenance closures, guest privileges, or whether unused owner days can be rented. Ask how the calendar works in practice.
Compare net outcomes
Phase 2 is not simply a lower-priced version of Phase 1. Compare net income, personal-use value, financing options, GST and income-tax treatment, renovation obligations, reserve requirements, and resale demand.
